Real Estate Deal Analyzer & MAO Calculator
Analyze an actual purchase price, estimate total deal costs, compare two MAO methods, and see projected profit, ROI, margin, and your cushion before you commit capital.
Cost MAO = ARV − Repairs − Holding − Closing/Selling − Financing − Assignment − Target Profit
The recommended ceiling is the lower result. Your actual projected profit is calculated from the purchase price you entered, not from the MAO itself.
What each number means — and what the calculator does not know
A calculator is only as good as its inputs. Use verified comps, realistic repair bids, and enough contingency for the property and market you are actually buying in.
After Repair Value (ARV)
The expected resale value after renovation. Use genuinely comparable closed sales and adjust for location, size, condition, lot, features, and market movement. There is no universal radius or time window that fits every market.
Repair Cost Estimate
Your expected renovation budget plus a contingency appropriate to the project. Contractor pricing varies dramatically by market, property type, scope, permits, labor, materials, and hidden conditions, so local estimates are more useful than generic per-square-foot rules.
The 70% Rule
A screening shortcut often written as ARV × a chosen percentage − repairs. It does not magically account for your exact financing, holding period, selling costs, taxes, or profit requirement. That is why this calculator shows a separate cost-based MAO too.
Holding Costs
Insurance, property taxes, utilities, lawn care, HOA, security, loan payments, and other expenses that continue while you own the property. Estimate these from your expected project and resale timeline rather than a generic percentage.
Closing Costs
Acquisition and resale expenses can include title or attorney fees, transfer taxes, recording, seller concessions, brokerage compensation, staging, and other market-specific costs. Enter your own estimate for the transaction you are analyzing.
Assignment / Wholesale Fee
If you are the end buyer taking an assigned contract, enter the assignment fee you will pay in addition to the seller’s contract price. If there is no assignment fee, enter zero. Wholesalers should analyze legality, disclosure, and licensing requirements in their own jurisdiction.
Once the numbers work, manage the lead and follow-up in REsimpli
A deal calculator helps you decide what a property may be worth to you. REsimpli is built for the next part: tracking motivated-seller leads, follow-up, acquisitions, transactions, and team activity in one real-estate-investor system.
