Wholesalers
Have a deal under contract? Submit it here. We work with wholesalers who bring us off-market distressed properties. Fast decisions, fair assignment fees, no runaround.
Flippers & Rehabbers
Looking for your next project? We source directly from motivated sellers and pass deals to active flippers with proven track records. Tell us your buy box and we’ll match you.
Buy & Hold Investors
Hunting for below-market rentals, portfolio additions, or BRRRR candidates? We have consistent access to distressed properties well below retail — often without MLS competition.
How deals move through our network
Submit Your Deal
Send us the property details — address, condition, your asking price or contract price, and any comps you have.
We Review & Respond
Our team evaluates the deal against our buy criteria and gets back to you within 24–48 hours with a decision or questions.
Negotiate & Agree
If numbers work, we move to purchase agreement or assignment contract. We close with reputable title companies — no surprises.
Close & Get Paid
Close on a timeline that works. Assignment fees or purchase proceeds are paid at closing — clean and straightforward.
What we look for in a deal
These are general guidelines — we evaluate every deal individually. If it’s close, submit it. We’d rather look and pass than have you skip a deal we’d want.

| ARV discount | Typically 65–75% of ARV (all-in) |
| Markets | Nationwide — primary focus on Southeast US |
| Situations | ✓ Probate, foreclosure, liens, title issues |
| Occupancy | ✓ Vacant, tenant-occupied, owner-occupied |
| Timeline | Flexible — 7 days to 90 days |
🎯 Sweet spot deals
Distressed SFR in the Southeast with ARVs between $100K–$400K, where sellers are motivated by situation (not just price). Fire damage, inherited, or pre-foreclosure tend to close fastest.

Common questions from investors
How do I submit a wholesale deal?
Fill out the contact form on this page with the property address, your asking/contract price, estimated ARV, repair estimate, and current situation. We’ll respond within 24–48 hours.
What assignment fees do you work with?
We don’t cap assignment fees — if the deal makes sense for our end buyer, the fee is between you and us to negotiate. Typical deals in our network range from $5K to $25K in assignment fees.
Do you work with daisy chains or double-closes?
We prefer direct assignments where you have equitable interest (purchase agreement). We can work with double-closes on a case-by-case basis with proper documentation.
How fast can you close?
Cash purchases can close in 7–14 days after due diligence. We use title companies and can move as fast as the title work allows. Rush closings are possible for the right deal.
Do you buy in all 50 states?
We have active buyers nationwide, with the strongest network in the Southeast US. Outside our core markets, timelines may be slightly longer but we’ll always give you an honest answer.
What if the deal doesn’t fit your criteria?
We’ll tell you clearly and quickly — no ghosting. If we can’t buy it, we may be able to connect you with other buyers in our network who can, or suggest whether a traditional listing makes more sense.
